Wow - I'm shocked at those prices - I want to move to Poinciana :) - When we get under $100/sq ft that's a deal but $55 that's a steal - buyers need to act now! Great report!! :)

Helen, There are still some good programs out there with FHA loans. As for 100% with low credit scores......you can kiss those good bye for a long long time. However, for folks that have a history of paying their bills on time getting a mortgage should not be difficult. I hope this helps.

I've actually started getting some calls and some inspections on REO and short sale properties. One thing I notice more often - many of these seem to have several "For Sale" signs in the yard, or sitting in the garage. I've interpreted that to mean they've tried to sell the home, but their marketing hasn't worked... either they tried to do FSBO, then turned to an agent when it was already too late, or they switched Realtors without giving them a chance, pricing issues, etc.

Strange, though, I've never (yet) seen one with a Tutas Towne sign! :)

Jack, My market is so saturated with short sales that I haven't really had to do anything different to attrack them. I did reword my expired letter a little and added some verbeage to my websites...but that's it. Thanks for reading Jack. Tell Cyndee "Hi" for me.
