I'm further amazed that in this market anyone makes a full price offer ;-) This HAS to be another one of your 'what if' scenario's - right? What If I make a full price offer on your house, but ask you to pay ALL of my closing costs as well as pay the HOA fees for let's say, two years? Let's not stop there........I also want you to pay for a home inspection - and leave that field wide open so the seller had to fix anything I demand. Let's take it a step further and get more outrageious: I also put a clause in that says I am not going to close for a year? I tell my sellers all the time not to focus on the price,iterms can kill that in a hearbeat. The focus should always be on the bottom line and the ability of the buyer to actually close and how long that will take to happen. Having said that, if I got an offer like the scenario above, I would send them your great video of shooting a hole in it - rofl!! THAT WAS PRICELESS!!
. Comment from: Jay Thompson [Visitor] Never ceases to amaze me. A few months ago I had an agent that *insisted* her offer had to be accepted. We discussed it until I was blue in the face. She submitted an offer at $10 over list, called and smirked, "there, it's OVER list price so no you really do HAVE to accept it." Clueless. Completely clueless. Offer was rejected by the way, pretty much for what Paula outlined above.

And I really feel for the poor consumer that gets stuck working with someone that's clueless. Comment from: Carole Cohen [Visitor] Bryant, I had a listing, buyer offered full price, move in 14 days; and a crazy mortgage lender....I had two deals fall through with this lender. SO I called them, and they weren't guaranteeing it would be done in 14 days (duh) nor were we comfortable with the terms. So we turned it down. And legally we could do that!
