2 comments » Mortgage money for Poinciana Fl is drying up!
Earlier this week, I was talking to one of my Investors and he told me something that I was kind of expecting but was truly hoping wouldn't happen. "Broker Bryant, I spoke with my bank this week about placing an equity line on one of my Poinciana properties and they said they couldn't do it. They aren't lending money in Poinciana right now."
Let me repeat that, "They aren't lending money in Poinciana right now." There it is, in plain English. I knew it was coming....but damn....I was really hoping it wouldn't be so soon.
Sub-prime is almost impossible to get. FHA is clamping down on down payment assistance programs and now some banks have decided not to write loans in Poinciana! http://www.brokerbryant.com/0013B8

Hi Mr and Mrs potential home seller. Let's play a little pricing game today. As most of you know my market Poinciana Fl is really struggling right now. Properties are just not selling. In fact, for the month of September we had 31 closings out of 1,625 listings. Proper pricing is critical. So as a listing Broker I must get the price right from day one if I want to have any chance at all of getting the property sold. Even then, it wont be easy.
So here's my situation. I'm meeting with a Seller on Saturday to place his home on the market. This particular Seller has been reading my ActiveRain blog for several months so is pretty much agreeable to whatever I came up with. http://www.brokerbryant.com/001189

The first one I was going to write today was a follow up to "Are you hulking up your business plan". I had said I would write a post outlining things you can do to improve your business that do not cost much time or money. I promise to write this post later this week. Leave a comment » Has your Flip Flopped?I had one of my Investor customers call me last week wanting advice. He has a $30,000 deposit on a house that will be completed next month. At that time he must come up with another $50,000 to close. He bought this house with the sole intention of 'Flipping' it for a profit. Thankfully, I wasnt the one who sold him this house. He made the mistake of getting in on this subdivision to late in the game. He also bought the largest model in the community. Never a good thing. http://www.brokerbryant.com/000C35

In Florida we are presumed to be Transaction Brokers. You are my customers NOT my clients. The difference is all related to fiduciary. A fiduciary is:

Anyway, I thought I had the listing but after about a week of going back and forth on pricing and how much they were willing to pay me, I turned it down and they listed with another REALTOR®. This property was first placed on the market in March of 2006. The market was still pretty good back then in Poinciana Fl. And it would have been a good time to get the house sold. 7 comments » You want my Seller to do what?Hi folks! Well, today, I received another of those fraudulent offers for one of my listings. Do you get as tired as I do of getting these things? It really leaves a bad taste in my mouth for our profession. When folks hire a REALTOR® they should be assured that they will not be participating in mortgage fraud. Mortgage fraud is a disgrace to our industry and it makes me mad. A REALTOR®, called me yesterday, to let me know she was sending over an offer. She gave me a heads up that the offer was written with the Buyer needing a "gift of equity" from the Seller. Gift of equity? What the hell is that? Anyway, I told her to send it on over and I would take a look at it. My curiosity always gets the best of me and I get excited about seeing the new "fraud du jour" technique.
